High Risk Payday Loans – Cash Till Payday

Sunday, August 1st, 2010

High risk payday loans are suitable for those of you with bad credit. You may be eligible to borrow up to $1500. You may not have any collateral to give a bank so the only other option would be to take a payday loan from a reputed lending company. The main feature of these loans is that their interest rates are higher than the other cash advance loans. This is necessary to ensure that you do not default on your payment.

Improve Credit Score

When you have a history of bad credit, you cannot apply for any long-term loan from a bank or financial institution. Many people take high risk payday loans so that their credit score improves. If you take a high risk cash advance, you will have to repay it on time otherwise you will be fined huge amounts. The high interest rates ensure that you pay back your payday loan on time. These loans will help you improve your credit scores so that you can take other long-term loans from banks if required.

There are two types of high-risk payday loans. These are the secured loans and the unsecured loans. Both types of loans have high interest rates but differ in some other features.

Secured and Unsecured

When you take a secured payday loan, you are required to deposit a certain amount in your bank account. This is for security purpose only. Your credit line will be calculated upon the amount you have deposited, usually between 30% and 70%. According to your credit line, the lender will give you a high risk payday loan of the same amount. In case you cannot repay the amount on the stipulated date, the lender will take the money that you had deposited earlier into your account as security. There are certain fees charged by the lenders in case of such a default.

If you take an unsecured payday loan, you do not have to deposit an amount as collateral in your savings account. The loan amount sanctioned is much lower and the fee is much higher. So even if you don’t need to deposit any amount as collateral, you still have to pay a large amount as fees.

Taking high risk payday loans may be a little expensive but it has its advantages. You can improve your credit score and it is the only way to get a loan if you desperately need one as you will not get a regular loan if you have a bad credit history.

Foreclosure Mortgage Lenders – Are the Loans Worth It?

Tuesday, May 4th, 2010

Would you like to make a profit from a house that has been foreclosed or forgotten? You may want to make money with houses that are or have been in foreclosure. Whether you are looking for a home or something you can renovate and sell, you could get a good deal by working with any of the foreclosure mortgage lenders. Your can make the choice that benefits you most.

A foreclosed home means there is a lender that needs to sell a property immediately. The accrual of taxes and the fact that a piece of property is not earning money means that a lender needs to sell. Time is most important to the lender when it comes to re-selling the foreclosed property.

As a buyer this is where you want to come in. The mortgage lender has four stages in the process of foreclosing. Knowing what to do at each stage is the key to making a successful turnover in the foreclosure process.

Pre-foreclosure is when the buyers are getting late on their payments and the lender begins to notify them that foreclosure is coming, at this point a lump sum of money is due. Some people just cannot make the payments and may be searching for a buyer during this first 90 days. Trying to save their credit score may be the motivation for a property owner at this point. Since timing is critical, it is important to work with an experienced lender that knows how to handle pre-foreclosure properties.

Once the 90 day mark has passed a property reaches stage 2 of the foreclosure process. The lender must process all the paperwork to auction the property by advertising a notice of Trustee sale. During this time you would do your research to find out if the property is worth investing in or not. The date of the auction will be soon and there is usually plenty of willing buyers ready to steal the deal.

At the auction is stage three. Day 120 has arrived. The city or county courthouse steps or any type of public place is where the auction is held. You will need to have cash or a cashiers check ready to show the auctioneer that you have the ability to purchase the property. If no one bids on the house, the property is now owned by the lender.

This brings us to day 121, the bank bidder out bid the others in the best interest of the lender or no one was qualified to bid on the property. Some auctions no one even shows up to bid, so the property defaults to the lender. This is how foreclosures lists are built, with properties such as these, then the lists are sold or given to certain companies for free.

Foreclosure mortgage lenders know more about who will pay and who will not pay, based on their experience, you will only need to prove that you are a serious buyer with every intention of making good on the loan. Another thing to keep an eye out for, especially in areas that have had disasters or abandoned homes, is the distress sale lists. You dream house may be just a click away!

Minimum Credit Score For a Home Mortgage Loan – Part 1

Sunday, December 27th, 2009

In my days as a realtor, I remember a time when anyone with a pulse could get a home mortgage. Regardless of credit history – regardless of work history or income – a buyer didn’t even have to have a down payment. There was a lender out there that would loan that buyer the money to buy a home. In the last couple of years, those loose standards have taken a toll. You know what I’m talking about-foreclosures. Our struggling economy can be directly linked to the loans that lenders should not have approved over the last decade. It is human nature to overcompensate for mistakes, so now lenders are getting pretty strict with their qualifications for borrowers.

Nowadays, prospective borrowers must provide proof of income, adequate credit scores, and even show that they have funds for a decent down payment. And 100% financing is getting harder and harder to find.

If your credit score is below 640, it will not be easy for you to get a home loan-not impossible, though. But even if you have a great credit score, you will still have to provide proof of income and proof of funds for a down payment to gain loan approval.

It is not a waste of time to contact a mortgage broker if your credit score is on the low side. There are loan programs out there for you. Be patient, though. You may have to work on your credit for a while before you can qualify for a mortgage loan.

Keep track of your progress along they way by tracking your credit. You can obtain your credit report yourself. The three credit bureaus that keep your credit history on file are Experian, Equifax, and TransUnion.

If you have over-due bills, you should clear them up before applying for a mortgage. Look at things from the lenders’ point of view. It wouldn’t make good business sense for them to loan money to someone who is already in over their heads. If you are behind on your bills, it is for one simple reason. You are spending more money than you make.

There are folks who end up in financial trouble through misfortune like illness, debilitating accidents, divorce. These are problems that are no one’s fault. But many of us have money troubles because we have undisciplined spending habits. The road to good credit starts with a budget.

A few years back my husband’s pay was cut drastically and insurance benefits were decreased. We explained the situation to our kids and let them know that we were all going to have to make sacrifices. Families have to do that sometimes. That meant no Disney channel, no cell phones, no gym membership, no eating out.

The point of this story is simple: We had to live within our means.. Getting your spending under control is the only way to improve your credit score. So know your credit score, work to raise it, and check it regularly (at least twice a year).

Bad Credit Cash Advance Services

Monday, September 14th, 2009

Emergencies never knock on the doors before coming. So, anybody can have a financial emergency without warning. The trouble could be great for you if you have a bad credit score, so obtaining a loan can become very difficult. For this purpose, there are facilities like bad credit cash advance services.

These services provide you with money almost instantly, within minutes or at times hours of applying for the loan. The best part of these cash advances is that no one is going to ask you what you need the money for. A bad credit cash advance without taking your credit score into account will furnish your required money to you in a short while.

The upper limit of bad credit cash advances is usually $1500. These loans need you to provide a confirmation of your employment, your previously salary stub, and the details of your checking account. These loans are provided by private lenders as well as banks and also are available online, so you can get money without too much of an effort right into your account with the help of a few clicks.

These bad credit cash advances should be kept as an emergency source of money only. This is because the fee that is charged is usually 15% to 30% for every $100, although competition in the market within the firms offering this cash advance has trimmed the rates to 12% in some cases.

Bad credit cash advances do sound very attractive, but they should not be abuse; otherwise, you are sure to land up in knee-deep debt very soon. It should not be made a habit to borrow against every future salary check. Also, the amount that is borrowed should be the bare minimum that is required and not any extra money.

You will obviously not like to pay interest on money that had been lying idly in your account. All bad credit cash advances should be sought for the least payable period possible, and you should ask the lender if you could repay the money earlier than the due date.

The payment for bad credit cash advances should be done in full on the day that the payment has been set for. The payment should not be rolled over to a further day with a payment of little more fees.
